Agricultural land near the sea and with a sea view, Jelsa, Prapatna Bay, 11.748 m2 *Access road, water, electricity next to the plot Near Jelsa, on the northern side of the island of Hvar and in Prapratna bay, there is an agricultural plot of 11.748 m2.The land is located on a hill with a view of the entire bay and is 300 m2 air distance from the sea. According to the spatial planning plan of the municipality of Jelsa, it is possible to build a building for the needs of the agricultural economy, catering and tourist services connected to the registered trade for agriculture. The mandatory size of plots needs to be on an area of over 30.000 m2, but what is essential, the plots DO NOT NEED TO BE CONNECTED.It is mandatory to have at least 10.000 m2 in one piece, which is ensured with this plot! ⌂For construction purposes, i.e. differences in the required area for construction which needs to be 3Ha, the additional agricultural area is already prepared for possible purchase with clear ownership in the same municipality. ⌂ This land is located in a favourable position and elevation where the future building would have a fantastic view of the bay, nature and its future agricultural wealth.It is possible to build a building with two levels, i.e. an above-ground part of up to a maximum of 400 m2 of gross area and a height of 5 m, and an underground floor, i.e. a buried basement of up to 1.000 m2.For construction to be allowed, it will be necessary to have at least 70% of the property’s total area planted with permanent plantations such as olives, vines, immortelles, etc. The construction of this type of building in this location is not for everyone, but the rarity and value that will be created is everyone’s desire.
