The villa is located on the 1st line in Krasici, it is a cozy and quiet village on the Lustica Peninsula, Tivat community, Boko-Kotor Bay. The cleanest sea, opposite Porto Montenegro. A pier has been made, a gentle bank with fine pebbles, and there is also a staircase descent into the sea from the pier.
Rich and lush landscaping of the site has been designed, is included in the cost of the villa and will be implemented in March-April 2024 (rosemary, lavender, cypress, oleander and lemon callistimon).

SPECIFICATIONS:
The villa was built using high-quality materials intended for the operation of the villa on the first line.
•The foundation is a monolithic reinforced concrete slab MV 250 400mm thick, built on a rocky base with horizontal waterproofing. Construction of external walls – monolithically reinforced waterproof concrete MV 250 (wall thickness 250 mm) with the following device: additional waterproofing with penetrate 2 times on concrete, thermal insulation made of styrodur t.50mm, protective membrane t.0.5mm and filling the sinuses with crushed stone for collection and drainage of groundwater and rainwater through a perforated drainage pipe with a diameter of 150mm.
•Internal interior partitions, monolithic brick, filled with ceramic large-format soundproofing blocks t.19cm.
•Premises height 290cm.
•The 180mm-thick interfloor floors are made of space-reinforced M250 concrete on a 150*150mm grid and 16mm ribbed reinforcement with a 30mm thick soundproofing backing.
•The filling of the external openings is made of FEAL aluminum profile with sound and thermal insulation barrier and galvanized and painted to the standard of use on the 1st line of the sea.
•Single-chamber glass units Stopsol Brown, 4mm. The seal is made of EPPDM material, which guarantees a long service life.
•The roofing board is flat with a thickness of 200mm, made of monolithically reinforced concrete with effective insulation with a thickness of 150mm. in combination: polystyrene foam (100mm), styrodur (50mm).
Waterproofing for concrete –liquid rubber.
The final waterproofing is made using a concrete screed 80 mm thick, lying on thermal insulation made of a waterproofing membrane 1.5 mm thick (manufactured by MAPEI Italy).
•The villa is connected to the city's water, electricity and sewerage networks.
