KK-1722. Country villa with wine and olive grove – Volterra, Toscana
On the hills of the Tuscan countryside, near Volterra and Pisa, a restored country villa with a swimming pool, an olive grove and a vineyard is for sale.
The villa is located in a quiet and easily accessible location, close to all the necessary services that are available in a small town next door (15 km, 30 min). Description of buildings
The villa (700 sq.m., 6 bedrooms and 5 bathrooms) is located on three floors and is divided as follows:
- Ground floor: large kitchen, dining room, study, toilet, pantry and living room with cross vaults. The stained-glass windows of the living room overlook the magnificent English garden, and a large oven allows you to prepare a delicious pizza for guests;
- First floor: master bedroom with bathroom and dressing room, three double bedrooms with bathrooms, two single bedrooms with balcony and bathroom.
- Tower: bedroom, which can be reached by internal stairs.
The wing (200 sq.m., 2 bedrooms and 2 bathrooms), which has been rebuilt from an old shed, consists of two bedrooms and two bathrooms, a small kitchen and living room with access to the pool (15 x 6 m) and a Jacuzzi. On the upper floor of the wing there is a beautiful gazebo with a fireplace and an open kitchen with a peninsula, a barbecue and a refrigerator. There is also a table, which can accommodate up to twenty people.
Status and separation
The villa, built around an ancient medieval tower, was carefully renovated between 2010 and 2011. Detailed finishes have preserved all the typical features of country houses in Tuscany: stone walls, floors made of tiles, ceilings with transverse wooden rigel and beautiful ceilings with cross vaults.
Territories
The property includes about 5 hectares of land, including a part of the reserve bordering it, on 180 hectares, with a lake and beautiful hunting places. The 160-tree olive grove produces about 6 centners of olive oil per year, which is currently well sold in the United States. The vineyard (a plot of 1 hectare), planted in 2013, produced the first harvest in 2014, from which 3 types of high-quality wine were produced: Super Tuscani (Sangiovese, Cabernet Sauvignon and Merlot), Vermentino and Rose from Sangiovese. Wine production is about 4,000 bottles a year and a project is being prepared to export wine to the United States.
There is an opportunity to plant another hectare of vineyard, consisting of an almost forgotten variety of vine, Folla Tonda. This vine was cultivated in the nineteenth century, but the use of the Guyot planting system led to the plants producing too many grapes and producing a correspondingly medium quality wine. A change in the planting system on the “cordone speronato” allowed to obtain selected and better quality grapes, thereby increasing the quality of the wine obtained.
Application and potential
This property can be used as a private residence if you are looking for the peace and tranquility that only the expanses of Tuscany can offer. Having an olive grove and vineyard allows you to work on your land and sell your produce. Currently, the wing is rented to tourists in the summer. The hosting business can be expanded by renting out a main villa, offering guests products of their own production.
