Against the asking price of $395,000 that comes to 10.1% gross yield, annualised. At the summer run rate, 14.9%.
The host account carries 4.95 stars over 40 guest reviews, Airbnb Superhost status and the Guest Favorite mark on two listings. Booking.com only went live in April 2026 and keeps taking a larger share, so the second channel is far from its ceiling.
What transfers to the buyer
The apartments, furnished and equipped, together with the business running inside them: active listings and their review history, the booking calendar, the pricing model, self check-in on keypad locks, a cleaning team working to written procedures, guest communication templates and supplier contacts. September stood at $3,709 in confirmed bookings before the month even began.
Sold directly by the owner, a private individual. Airbnb and Booking statements, floor plans, the public registry extract and full financial documentation go to serious buyers on request.
