Description

Building Plot, 420 m², Drage, Pakoštane The plot is located in the village of Drage, situated between the sea, Dugovača Bay (700 m), and Lake Vrana, in the Kruna area (900 m). It has a regular shape and is flat. Complete infrastructure; city water, sewage, and fiber optic cable are located at the plot boundaries, i.e., on the public roads surrounding it. It is located within the built-up area of the construction zone of the village of Drage. According to the plan, the minimum plot area for a standalone residential building of type A is 300 m², with a maximum build coefficient of 0.3 and a maximum utilization coefficient of 0.9, with a maximum gross building area of all above-ground floors of 300 m². The maximum allowed height is basement + ground floor + 1 floor + attic or basement + ground floor + 1 floor + roof, with a building height up to 7.5 m. There is the possibility of purchasing smaller and larger parcels by prior arrangement. Drage is a picturesque and peaceful Dalmatian village located in the central part of the Croatian Adriatic coast. Drage is part of the municipality of Pakoštane, located about 10 km from Biograd na Moru, and positioned exactly between two large Dalmatian centers, Zadar and Šibenik, each about 35 km away. The village is unique and particularly attractive due to its location between the sea and Lake Vrana, which is also a nature park. Drage got its name from the numerous bays, or “drage,” on both the sea and lake shores. Particularly beautiful is Dugovača Bay, where on one side there is a well-maintained local harbor, and on the other side, a modern marina is being completed. In Porat Bay, there is a well-maintained municipal beach, and worth mentioning are also the bays Žakanj, Dolaška draga, and Lučica, as well as the bays Mala and Vela Poškaljna, which connect Drage with Pakoštane, the municipal center, and are also very popular natural beaches. In front of Drage, there are numerous smaller islands, opposite Dugovača Bay are the islands of Žainac Veli and Žainac Mali, and just two nautical miles in front of Drage is the island of Vrgada with its archipelago. This part of Dalmatia, to which Drage belongs, is considered its most beautiful part due to the numerous smaller islands. Drage has just under 1,000 residents, making it one of the smaller Dalmatian villages. Despite its size, Drage has complete communal infrastructure, including a sewage network, which is rare on our coast. The water supply system works excellently. Furthermore, the entire high voltage is underground, and the substations are interconnected in a loop, so the electrical network has no disruptions. Additionally, Drage is interconnected with fiber optic cable, and the population has access to a broadband internet connection. In the coming period, numerous amenities on the Drage waterfront will be arranged and equipped, intended for the local population, with a tourist purpose. I28802 Drage
