Apartment Redevelopment: Types, Rules, Approval
Apartment redevelopment — is the process of changing the layout of the internal arrangement of rooms or their functional purpose. All changes in the configuration of the premises must be recorded in the technical documentation of the facility.
Main types of redevelopment:
- Cosmetic changes. Installation/dismantling of lightweight partitions, creation of niches or arches, replacement of doorways with sliding structures.
- Complex changes. Moving a kitchen or bathroom, combining a living room with a balcony (with mandatory insulation), increasing the area of the bathroom at the expense of the corridor.
- Changes to load-bearing structures. It is prohibited to demolish or make significant changes to load-bearing walls. Minor modifications are possible (for example, the installation of an opening), but only with permission.
Redevelopment is a common occurrence among owners of small apartments, for example, to create studios. In some cases, existing housing needs to be rebuilt to create an additional room for children, a storage room, a dressing room. In rare cases, successful redevelopment can increase the market price of housing.
Legislative aspects:
Redevelopment and reconstruction:
- Redevelopment —changes in the configuration of walls, partitions, rooms.
- Reorganization— transfer of utility lines (plumbing, heating).
Necessity of approval. Any change affecting the technical passport of the apartment must be approved by the authorities.
Responsibility. Most often, illegal redevelopment can result in a fine with a subsequent obligation to restore the original condition of the housing.
