The site plan calls for the construction of a semi-detached row house, residential building or town villa. The maximum building height is 11 meters, which allows for the construction of three floors. The development intensity of the site is 1.2, with a biological zone and a building area of 40 percent each.
In the immediate vicinity of the site there are numerous infrastructure facilities: a pharmacy, a clinic, a library, shops, schools, kindergartens and nurseries. There is a supermarket within a 5-minute walk, and the commuter train station is a short bus ride away. Ursus and Opač train stations are a 15-minute walk away.
The site is well served by public transport. Ursus and Opač railway stations, as well as several bus routes (177, 178, 207, 517, 401, 187, 191, N35, N01) provide convenient transport links to other areas of the city.
