Land Njegusi, Montenegro

A plot of land with an area of 11,579m2 is for sale in Njeguši - within the limits of the General Urban Plan, according to the plan of use, it belongs to the area designated as an area for tourism (tourist settlement).

On the mentioned area within the GUR Njeguši, the plan allows for the construction of a tourism facility for an eco-village (several facilities).

- The minimum surface area for the construction of an eco village is 20,000 m2- The minimum categorization of the tourist village is 4 stars- The maximum occupation index of an individual urban plot is 0.2- The maximum built-up index of an individual urban plot is 0.5- The maximum number of floors for the basic building of the tourist village is 3 floors (P+2)

-Basement and basement floors are included in the BRGP calculation, unless they are used for garages.

The plan provides for the possibility of phased construction, with priority given to shared facilities. Eco villages must be operated according to the principles of the ECO Lodge concept. There is a possibility to purchase neighboring plots of land with an area of 23543m2.
