The project is located on the first line of the Bay of Kotor, in the village of Risan. Part of the project is a historic stone estate with an adjoining site dedicated to the construction of a new building. The project is ideal for building a boutique hotel. Risan is known for its historical heritage, ancient Roman mosaics, beaches and hotels. The Teuta Hotel, named after the Roman Queen who stayed in Risan, is currently undergoing renovation and will soon open. Another attraction of the project is the proximity of the city of Perasta - an open-air museum. Real estate in Perast – is the most expensive property in Montenegro, making this project, just 10 minutes walk away, even more attractive.
On the plots it is possible to restore the stone estate and build a new building, with a total area of up to 2127 m2 gross. On the territory of the stone estate/chamber there are 4 stone ruins with an area of 120 square meters. m, 148 sq. m, 88 sq. m and 18 sq. m at the base; after reconstruction the total size will be about 1062 sq.
The neighboring plot, which is 1194 m2, has a building permit for a hotel with an area of 1075 m2 and no more than 4 floors. There are technical and urban conditions for the site: maximum building index 0.3, maximum occupancy index 0.9, area at the base of the building - 358 m2.
Purpose: hotel, residential complex, apartments.
The stone palace is fortified, only roof replacement and interior decoration are needed.
