House Kerobokan, Indonesia

A seven-bedroom riverfront estate in Umalas, finished to hotel standard and ready to run from day one. Colonial-Indochina design, a 15-metre two-tier pool, and a garden of century-old trees, minutes from Berawa beach and Canggu. Set on 1,800 square metres of riverfront land in Umalas, this is a seven-bedroom estate finished in 2026 and operational within about a week — only soft furnishings (mattresses, bedding and curtains in some rooms) remain to finish. The build is complete and the occupancy certificate is in hand, so a buyer steps into a clean, near-ready asset rather than a project. The design blends colonial and Indochina styling across a 10-metre grand lobby crowned by a hand-wrought chandelier, a fully-equipped Italian-style kitchen with a separate back kitchen, generous indoor-outdoor living, and a 15-metre two-tier pool that anchors the garden. Mature trees, some close to a century old, give the grounds a privacy and scale that is rare this close to the action. Umalas sits between Seminyak and Canggu, minutes from Berawa beach, the cafe and wellness scene, and three international schools. With seven ensuite bedrooms, dedicated staff quarters and event-capable lawns, it works equally as a private family residence — many guests arrive with their own staff — a group-rental villa, or a boutique retreat base.
