Location:
The property has a floor area of 7,500 square meters and a plot size of 17,000 square meters, located on the outskirts of Vecsés. Vecsés is 20 km from Budapest and can be reached by car via Highway 4 and the M0 ring road, while Liszt Ferencs International Airport is only 2-3 kilometers away.
The property is located 200 meters from the administrative border between Vecsés and Budapest, and approximately 400 meters from the Ganz-kertváros part of Budapest's 18th district (Pestlőrinc).
Description of the buildings:
A total of 120 rooms were planned in two wings of the main building; one wing with 68 rooms has been completed, while the other wing is awaiting completion.
Another 24 rooms can be created in the annex. This means that a total of 144 rooms can be created (twin or double).
The building is currently empty and awaiting use.
The walls of the corridors, communal toilets, and other communal areas in the building have been finished with high-quality, washable, marble-effect wall coverings, and the floors of these areas have been finished with modular carpeting or ceramic tiles, with appropriate skirting boards. The communal toilet rooms have been fitted with automatic urinals and concealed cistern wall-mounted toilets, as in the bathrooms of the residential units. The faience products (washbasins, hand basins, toilet bowls) have been installed in white. The washbasins are mounted on the wall or on a cabinet, and the faucets are ceramic-inset, single-lever (mixer valve) models. The bathrooms in the residential units are equipped with either a bathtub or a glass-enclosed shower, and the ventilation fan can be switched on together with the ceiling lighting. After plastering, the living areas were painted with two coats of white washable dispersion paint and fitted with carpet or two-layer pre-finished parquet flooring, with strong and weak current connections placed in the floor skirting.
A 320 kW central wood chip or pellet boiler with external temperature control and complete boiler room equipment, which also provides hot water, has been installed to heat the buildings. The heating system and the internal water network are made of 5-layer oxygen diffusion-protected plastic pipes, with the inner and outer layers made of cross-linked polyethylene and the middle aluminum layer surrounded by two special adhesive layers. It is provided with a fan coil system.
A complete electrical network has been installed in the building, including the kitchen electrical network. Modern energy-saving LED lighting
has been installed. A unified and modern low-voltage network will be installed in the building, which includes the telephone, cable TV, internet and security camera network, with a server and distribution room. Elegant, high-quality furniture has been placed in the common areas and residential areas. A library area with computers, an equipped medical and patient room, and a massage and physical therapy treatment room have been created.
Some of the residential parts of the building, comprising 68 rooms, have been completely finished, while others are in their basic form, with unfinished interiors. For the flooring of the rooms in basic condition, the future users can choose between carpet or two-layer parquet flooring, electrical floor ducts and fittings, and furniture.
There are 48 parking spaces on the plot.

The technical specifications of the property allow it to be used as a retirement home, a cosmetic surgery center, or other type of accommodation. The proximity of the airport represents economic potential for operating the property as a hotel, which is reinforced by the planned wellness section. The existing parking spaces allow for the operation of a parking facility in the immediate vicinity of the property, similar to the airport parking services, which can also be linked to the accommodation services.
