FRAME The frame consists of reinforced concrete with a strength of C37 and high-tensile steel of grade S500s. The structural design complies with the seismic regulations of Cyprus. MASONRY External walls (25cm) and internal walls (10cm) will be constructed using quality hollow bricks, laid with cement according to architectural and detailed plans. Plastic mesh will be placed in the masonry joints with reinforced concrete. Waterproof coatings will be applied to the ground floor walls. PLASTERING Internal Two layers of plaster and two layers of spatula will be applied to the masonry. Ceilings will have a smooth finish with two layers of spatula. Walls and ceilings will be painted with three coats of emulsion paint. External External walls will be insulated with a Shell-type system (80mm polystyrene). SEALANT AND WATERPROOF COATINGS Foundations: Surfaces in contact with the ground will receive two layers of asphalt emulsion. Ground Floor Balconies: The external connection between the ground floor slab and walls will have two layers of cement-based insulation reinforced with plastic mesh. Balconies: Balconies will have a 4mm polyester asphalt membrane. Roof Terraces and Flower Beds: The terrace and flower beds will be covered with a 4mm polyester asphalt membrane. Roofs: Exposed flat roofs will have 70mm polystyrene insulation with scrim and a 4mm polyester asphalt membrane. A clay triangular fillet will be constructed at the junction between the parapet walls and the concrete slab. FLOORS All ceramics will be chosen by the buyer from a predefined selection. The buyer must make the selection early in the construction process; otherwise, the seller reserves the right to make the selection on behalf of the buyer. Ceramic cladding on all floors will have a selling price of €15/m². Ceramic cladding in toilets, showers, and bathrooms will have a selling price of €15/m². Balconies and outdoor ceramics will have a selling price of €15/m², subject to the seller's choice. For ceramics exceeding the budget set by the seller, the buyer will be charged additional costs for supply and installation. The staircase will be clad with marble, subject to the seller's choice. The lobby will be covered with marble or ceramic, at the seller's choice. WALL TILES Toilets, showers, and bathroom walls will be tiled up to the ceiling with a selling price of €15/m², chosen from a predefined selection. Part of the kitchen walls between the work surface and upper cabinets will be tiled with a selling price of €15/m², chosen from a predefined selection.
