The ground floor living room opens up southward to a covered terrasse and into the garden. The ground floor is complemented with a substantial basement which includes a bedroom with its own bathroom and toilet, a technical room and a 48 m2 fitness room & SPA with Finnish sauna, Infrared sauna, shower, spring water supply and relaxing beds. CONDITION AND EQUIPMENT The chalet was built  in 2020 using Canadian ecological wooden frame construction technics,  with 40cm diameter logs of Fir and Larch species, harvested in Czechia at altitudes over 1500 meters.  It has been lovingly maintained since then, ensuring it is in very good condition.   The basement is made of Insulated Concrete Forms conferring stiffness, strength, and ductility to ensure earthquake resistance. All bedrooms and 2 bathrooms floors showcase high-quality Beech wood parquet flooring of 19 mm thickness and all tiling of the house is made with high quality Versace tiles. The heating is very economically provided through f loor heating by a dual source – A geothermic pump system and a hydro-fireplace system

THE DETAILED LOCATION Nestled in the fantastic mountain scenery of the Dobratsch massif, this house is located along the lower Gail valley in the popular Tri-State area of THE REGION OF CARINTHIA Carinthia in the vicinity of the village of Nötsch im Gailtal. This valley at the Carinthian border with Italy, hosts some of Europe’s largest contiguous stone pine forests, offering a true natural gem for optimal sporting and relaxation opportunities.  Nötsch im Gailtal was made famous between the two world wars and played a significant role in shaping the image of Austrian painting in the f irst half of the 20th century.  It was the light, that the painters were fascinated by at the bottom of the Dobratsch mountain. So much so that they formed a circle of painters, an impressionistic art centre, the "Nötscher Circle". The artists were none other than the internationally recognized painters Sebastian Isepp, Anton Mahringer, both born in Nötsch im Gailtal, Franz Wiegele and Anton Colig. The Nötsch Circle ranks among the most influential of artist groups in Austria  Klagenfurt is about an hour drive away, while the ”Mozart-Town” Salzburg is roughly a two-hour drive. The nearest significant town is Villach, 25 km away.
