The commercial space is part of a residential building and is owned by my GmbH (Austrian LLC), where I am the sole shareholder and sole managing director. For example, for non-resident clients who would otherwise have to apply for approval from local authorities, there is an option to purchase the property via a "Share Deal" – by purchasing a 100% stake in the respective GmbH. Consequently, the ownership of the commercial space will automatically transfer to the client.

The space currently functions as a historic car museum, featuring a separate workshop for 2 vehicles and complete sanitary facilities (shower, toilet, kitchen, office). I have recently acquired another property directly in the area of my residence in Austria, which will save me commuting time.
