We recommend buying a production, warehouse and office building with a compact social part, with auxiliary buildings and technical infrastructure, located about 2 km from the city center of Gniezno. LOCATION The property is located in the north-eastern part of Gniezno, at Spichrzowa Street. Infrastructure has become a flywheel for this region. Gniezno Bypass, proximity to the A2 motorway and thus, quick and easy access to the main communication routes of the country, which makes it a city of increasing importance on the map of Poland.  NEIGHBORHOOD In the immediate vicinity there are production, warehouse, wholesalers and other enterprises, a multi-family housing zone, as well as service buildings, shopping malls, large-scale stores and the seat of the tax office. GRUNT The property in question is a complex of two plots with a total area of 18,363 m2. The area is illuminated, fenced, and the communication routes are arranged from the ankle of the out-of-bruk.  According to the local spatial development plan for industrial development, the property is located in industrial areas and economic activation marked with the symbol 3P. Important plan arrangements: – basic purpose: construction of production facilities, bases, warehouses, warehouses, workshops, wholesalers and petrol stations; – permissible purpose: construction of office and administrative facilities, services, trade and gastronomy, chimneys, technical infrastructure equipment, chimneys, crane equipment and overhead cranes, telecommunications masts, internal roads, above-ground and multi-storey car parks as well as garages serving the basic function, small architecture facilities and advertising; – prohibition of building outbuildings; – prohibition of construction of commercial facilities with a sales area above 2000 m ²; – prohibition of construction of temporary buildings and equipment, not related or colliding with the planned function of the area – maximum building height: a ) for buildings - 15.0 m – calculated from ground level to the highest roof point; b ) for chimneys and masts – 50.0 m; CONSTRUCTION The building area is 15,868.70 m2, of which the production and storage area with the office and social auxiliary part is 14,885.60m2 and the office space with the social and hostel part is 983.10m2. The facility was built in 1970-1974 and a general renovation was carried out in 2019-2021. The whole object is made in a mixed structure with a ceiling height of 4m and a grid of 6 × 18 columns. Most of the buildings are one-story, only the office and hostel part is full-floor in a fully trained graphite facade. Office parts are not only work places but often a showcase of our company, which is why when arranging the interior, attention was paid to the colors and materials used in individual rooms so that they simultaneously form a coherent whole.  Office spaces have been arranged not only visually and in accordance with current trends but also functionally. The floors are finished with tiles or panels and the walls are painted ready in color. Well-chosen lighting in staircases, placed tiles and mounted handrails are timeless solutions that will always be a classic elegance. The bathrooms throughout the building are finished with tiles, equipped with white assembly and supplemented with the necessary utensils, which are also decorative elements.  Kitchens are rooms that we use every day and because they fulfill a number of functions, not only visual qualities were taken care of, but also everything that allows them to be used freely. As a result, we have storage space, worktop, space for a coffee maker or dishwasher.  An additional advantage of the buildings are auxiliary buildings, e.g. overrun scale and technical infrastructure. ARMORING Current ( trafo station with expandable ), water ( connections on both sides of the building ), gas ( small and large connection ), ATUTY sewage system At present, the entire building is rented: one of the contracts was concluded for a limited period until 2028, while the others were concluded for an indefinite period with a three-month notice period. It will probably be an advantage that three rental companies have received environmental decisions.
