According to the MPZP, 1059 m² is designated for residential development (1MN), the rest is designated as an area without the possibility of development (1ZL).
The construction of a single-family house is permitted with a minimum biologically active zone area of 60%, a maximum development density of 0.25 and a building height of up to 10 m.
The height for outbuildings and garages is up to 5 m. The maximum built-up area of the plot is 20%.
Two parking spaces are required per residential property. It is possible to build a one- or two-family house with an area of about 247 m². Utilities: electricity, water, gas, fiber optics.
The sewerage system is planned to be connected by the end of 2025. The plot is located in a quiet area, surrounded by forests and private houses. Nearby there are green areas, forests, as well as the Wisła River with a bicycle path towards the center of Warsaw and Modlin.
