A boutique serviced residence of 44 fully managed units, set in an established residential pocket a short drive from the town centre with jungle and mountain views. Six layouts run from compact studios to a top-floor two-bedroom signature penthouse, spread efficiently across four floors, with two swimming pools, a private restaurant area, wellness and fitness facilities, and two elevators. Every residence is fully serviced and operated by an experienced Bali rental company (Airbnb Superhost, 200+ units under management, around 86% average occupancy in 2025, 55% net income margin) — ownership is hands-off, with the operator running bookings, dynamic pricing, housekeeping, maintenance, and transparent owner reporting while you receive net income, and a unit reserved for personal use during vacant periods. The area is Bali's most resilient rental market: year-round demand, lower seasonality than the coastal areas, a strong long-stay segment, and 75%+ average daily occupancy across the area. The units are held on a 28-year leasehold running from handover to April 2055, with a priority right to extend, on touristic (Pink) zoned land per the official regional planning map. Construction is on schedule — building permit secured November 2024, works started Q2 2025, handover estimated Q1 2027. The developer brings 30+ years of European construction experience, 50,000+ m2 delivered, an in-house construction team, and a self-funded model. Brochure, exact location, the developer's full track record, and the management agreement are shared with qualified buyers through Balibound Realty.
