House with two apartments, overlooking the sea and Velebit, 195m2, Rovanjska
A residential house of 195m2 on a plot of 362m2 is situated at the foot of Velebit, 120m from the sea in Rovanjska. It consists of two apartments with separate entrances.
In the basement of the house, which can serve as a large storage space, there is a cooling and heating system (air-water heat pump) for one apartment. The heat pump for the other apartment is located in the garage.
On the ground floor of the house on the western side, there is a kitchen with a dining area and a bathroom. Stairs lead to the first floor. Between the ground floor and the first floor, there is a garage with an entrance from the street and a separate entrance to the house, leading to the staircase that goes to the ground floor and the first floor of the house. The garage can be converted into a living room. The first floor consists of two rooms with a sea view and a bathroom.
In the second part of the house, the eastern apartment, the main entrance is a staircase from the courtyard to a mezzanine. The kitchen and dining area with a toilet are located on the mezzanine. An internal staircase leads to the second floor. A storage room runs along the entire wall in the hallway. On the second floor, there are two rooms with balconies and sea views, one room with a view of Velebit, and a bathroom. All rooms are equipped with a Daikin heating and cooling system.
There are preparations for connecting separate water and electricity meters for each apartment. The garden is landscaped with various plants and trees and equipped with an irrigation system (so-called “drip irrigation”).
Two external showers are installed, one for each apartment. The house is well-appointed and does not require any additional renovations. The last renovation was in 2021. The house can be accessed from the rear north side, where the entrance to the garage and the garden is located, as well as from the south side through the garden.
Two parking spaces are located on the outside of the fence. It is situated in a quiet dead-end street with low traffic.
The uniqueness of the house lies in its location, layout, and efficient use of space. There is significant tourist potential as well as residential possibilities.
It is well-connected in terms of transportation. The distance to Zadar is 30 minutes by car, to the highway less than 3 km. To the Paklenica National Park, it takes only 15 minutes by car, 10 km away. The proximity to the Krka National Park, Kornati Islands, and Plitvice Lakes National Park is also notable. Rovanjska is located in a bay at the very end of the Velebit Channel, not far from Zadar. Zadar is a city and the political, cultural, commercial, industrial, educational, and transportation center of the Zadar County in Croatia. It is also the capital of the Zadar Archdiocese. The city is situated on the Adriatic Sea, in the northwestern part of the Ravni Kotari flatland region. The city spans 25 km² and had 70,829 residents in 2021, making it the second-largest city in Dalmatia and the fifth-largest city in the country.
