On August 27, 2026, Ambassadori Island Batumi and HOLM Developments entered into an international investment and development agreement. The document was signed by Gocha Kamkia, CEO of Ambassadori Island Batumi, and Sergey Avayan, CEO of HOLM Developments. The project involves an investment exceeding $250 million and spans a total area of 140,000 m². The following day, August 28, One Peninsula was officially unveiled to the business community and international press in Batumi.
This marks HOLM Developments' first major expansion into the international market. The company is among Dubai’s fastest-growing developers; it finances construction using its own capital, with land and construction guarantees exceeding AED 1.1 billion. The company’s previous projects in Dubai sold out in record time: HOLM One in 10 days, and LINEA by HOLM on the very day sales launched. According to Sergey Avayan, the company is bringing its expertise and development standards to Batumi, having selected a prime waterfront location for the project.

Ambassadori Island — Coastal Development Project
One Peninsula is part of the Ambassadori Island master plan. This is the first artificial island on the Black Sea, covering an area of 84 hectares. The master plan was developed in collaboration with SHoP Architects, Yüksel Proje, and the engineering firm ARUP. Nearly half of the territory (49%) is dedicated to parks, green spaces, and recreational areas. Planned features include beaches, a seaside boulevard, a marina and yacht club, five-star hotels, retail and cultural centers, schools, and wellness facilities. The island incorporates "smart city" concepts, such as digital services, intelligent management systems, and eco-friendly transport. Total investment in the project is estimated at over $5 billion.
