Historic stone villa "Old Post Office" with private terrace next to the sea in Rose village, Herceg Novi.

During the time of the former Yugoslavia, this unique villa was the Old Post Office, after which it is named today.

Ground Floor: Accessed via the private stone-paved terrace from the waterfront leads to an attractive entrance hall and on to a large open plan living room-diner (c. 50sqm), a contemporary kitchen, and a laundry room with a WC. The living room – diner has direct access to the terrace for al fresco dining.

First Floor: Accessed via a beautiful internal staircase, this floor has two ensuite bedrooms and a seating area leading to an external balcony, offering stunning sea views over the Bay. All bedrooms have generous storage spaces and are stylishly furnished; the bathrooms are large, each with a walk-in shower and bidets. All bedrooms are tranquil, and comfortable, with great views and air-conditioned.

Second Floor: On up the stairs there are two further bedrooms, a further bathroom and a large second living room which can also be used as a fifth bedroom, again all are airconditioned.

Outside: The private terrace in front of the house (c.70sqm) is furnished for sunbathing and dining and includes an outside shower and exotically planted stone vats. Further stone vats and planting are provided along the quay boundary. A rear terrace and technical service room and air conditioning units are located behind the villa in a separate gated area. Waterfront promenade is free of traffic and safe for children.

Directly in front of the villa future owners can enjoy sea bathing with entrance steps during the season. There are two new beach bathing areas at each end of the village as well as the Forte Rose sea bathing quay.

There is an extensive village car park at the entrance to the village.

Famous for its wonderful Rose red sunsets and the clarity of daylight cherished by artists, this ancient village on the tip of the Lustica Peninsula lies at the entrance to the stunning Bay of Kotor and is just a short water taxi ride away from Herceg Novi, Montenegro’s second city.

Rose is a highly valued location due to its natural beauty and the peaceful, tranquil and stunning views it offers over the Bay. It’s one of the oldest settlements on the Adriatic, known from Roman times. Situated in the outstanding Bay of Kotor, the largest sea fjord in the Mediterranean, it is a historically protected village of old stone houses, many dating back centuries. There is a taverna and shop in season and two excellent restaurants in Rose, the Adriatica next door to the villa and the Forte Rose Resort which also has its own well maintained village beach

The closest airport is Tivat, just 18 km from the villa. From Dubrovnik airport, it takes two hours to drive to Rose via Tivat; or an hour and a half by taxi to Herceg Novi and water taxi to Rose. Podgorica airport is a one hour and a half drive away.
