In some apartments value is not just about square metres. Here what matters most is the layout and orientation: 73 m², four rooms, a separate kitchen, a balcony and a dual aspect – ul. Białostocka 9, Praga-Północ.
The living room and kitchen face south-east, so the interior is very bright. The other three rooms are on the quieter north-west side, overlooking greenery and the space between buildings. From the balcony you can see the Koneser Praga Centre and, further on, the Warsaw skyline and city-centre towers. Koneser is about a 3-minute walk; Dworzec Wileński metro station, Galeria Wileńska and the railway station are about 10 minutes on foot.
Key information:
Layout:
A functional family layout with four separate rooms – for a family and for anyone who needs extra rooms for work or study.
Two orientations – more light and different views:
The living room and kitchen are on the south-east side, bringing in lots of natural light, with views of Koneser and central Warsaw from the windows and balcony. The other three rooms are on the opposite side – a calmer part with a strip of greenery, trees and a car park outside. Each room has its own orientation and character.
Balcony with a view of Praga and Warsaw:
The approx. 4 m² balcony is off the living room. From it you can see the Koneser Praga Centre and, beyond, central Warsaw and its distinctive towers. It is not a view of a park or open space – the apartment is in the urban part of Praga – but the 7th floor gives a perspective that lower flats lack.
Condition:
Additional approx. 2.38 m²:
A built-on vestibule of over 2 m², made with the cooperative’s consent, adjoins the apartment. It is used under a lease from RSM “Praga” and is not included in the 73 m². A small but practical space at the entrance.

Parking:
There is a fenced car park by the building. Residents can use a space for an extra fee – currently about PLN 200 per month. Availability should be confirmed before purchase.
Location – Praga-Północ close to the centre:
Białostocka 9 is in a part of Praga-Północ that has changed a great deal in recent years. The Koneser Praga Centre is about 3 minutes on foot. In about 10 minutes you can walk to Dworzec Wileński metro station (direct to Chopin Airport), Galeria Wileńska and Warszawa Wileńska station. Nearby are grocery shops, restaurants, services, schools and kindergartens, plus all of Praga-Północ’s amenities – from daily shopping to culture and meeting places.

Legal status:
Who is it for? A family that needs four rooms – separate children’s rooms and a place to work; people who want to use the metro and city amenities without driving every day; and those who prefer a large, dual-aspect apartment in an established part of Warsaw, to arrange their own way, over an expensive new-build. Light, view and real space are best judged in person.
