Lithuania: More Vilnius residents plan to buy property as an investment

— the share of investment-oriented buyers increased by 4 percentage points compared with 2024;
— 36% of potential buyers in 2026 would prefer a new-build property;
— in 2024, the share of buyers interested in new-builds was 32%;
— 29% of respondents are considering older housing;
— 35% are open to both options.
🏗 Interest in new-build properties is also rising. In 2026, 36% of respondents said they would prefer a newly built home, compared with 32% a year earlier. The reasons are clear: modern layouts, higher energy efficiency, new engineering systems, and the opportunity to purchase at an early project stage, when terms are often more flexible.
🏙 Compact apartments are especially important for investors. According to Mykolas Čiplys, Head of Sales and Leasing at Darnu Group, investment-oriented buyers usually choose the most affordable apartments at the early stages of a project. One- and two-room apartments on lower floors are among the most sought-after, as this format is typically easier to rent out.
💶 Growing investment interest is also linked to the broader macroeconomic environment. As long as inflation does not accelerate sharply and central banks are not in a hurry to raise interest rates, some buyers see real estate as a clear and familiar way to allocate available capital. For Vilnius, this is especially relevant: the city continues to grow, and population growth supports both purchase and rental demand.
