Warsaw could become Europe’s leading growth city in 2026
📊 Oxford Economics also highlights that Polish cities have ranked among the fastest-growing in Europe for the past 25 years. Warsaw, along with Kraków, Wrocław and Gdańsk, is expected to remain among the continent’s strongest urban economies over the next decade. Growth is increasingly driven by IT, financial services and business services, sectors that directly support demand for modern office space, serviced real estate and mixed-use developments.
📈 The macroeconomic backdrop remains strong. According to Savills, citing Oxford Economics, Poland’s economy is expected to grow by 3.8% in 2026, while Warsaw’s economy could expand by 4.5%. At the same time, unemployment in Warsaw was estimated at just 1.7% by the end of 2025, an exceptionally low level even by European standards. For the real estate market, this translates into устойчивый спрос on residential property, office space and urban infrastructure.
🏢 The office market deserves particular attention. Savills estimates Warsaw’s modern office stock at 6.23 million sq m at the end of 2025. At the same time, total supply has slightly decreased, by around 1% year-on-year, partly due to the demolition and repurposing of obsolete buildings. In a context of economic growth and limited supply, this typically supports rental levels and increases interest in new developments.
🏗 Against this backdrop, the role of mixed-use development is becoming more prominent. As the economy grows through high-productivity sectors, demand is not limited to office space alone but shifts toward districts that combine residential, working, infrastructure and transport accessibility. As a result, integrated urban clusters are becoming more important than standalone buildings in Warsaw.
📍 Overall, this is not just a forecast but a reflection of Warsaw’s strengthening position as one of Europe’s key real estate markets. If current growth trends continue, the city is likely to further reinforce its role across office real estate, rental housing and mixed-use development segments.
