Croatia’s Real Estate Market Cools as Transaction Volumes Decline
Experts attribute this trend primarily to high mortgage rates, overly optimistic price expectations among some sellers, and declining interest from foreign investors.
At the same time, it is important to note that property prices continue to rise. Year-on-year growth has reached around 10–14%, depending on the region. Regional differences are also becoming increasingly pronounced. In coastal areas, the decline is primarily driven by weaker demand from foreign buyers, while in Zagreb and continental Croatia, demand remains more stable, supported by continued interest from local buyers.
