Description

One of the largest, most beautiful, completely & best-preserved ESTATES in the country; 8 out of 10 buildings + 4.8 hectares of own property not far from the Müritz (largest lake district in Europe) is for sale here:

Der '‘BLÜCHERHOF’' in the municipality of Klocksin, in the heart of the Mecklenburg lake landscape, not far from the Mecklenburg Switzerland hill chain, with 3 separate parts of the property, each of which is residential & commercial, as well as 'camping / mobilies living' on forest property by the lake (2.4 hectares) as well as gardening activities allow.

Due to its size, location and spatial layout, the property is ideal for uses such as:

-Company representation (office / administration / manufactory / showroom / warehouse / distribution)

-preferred to private living (also: studios, apartments & LOFTS)

-as a spa house / castle hotel or. Guest house (with 10 tastefully & modernly furnished guest rooms = apartments / holiday apartments)

-to assisted living / hospice, with peripheral service providers such as practices, sauna & wellness area

-for dining options such as cafe/bistro, restaurant, pub/pub/club, catering/cuisine for 'eating on wheels'

-as a 'cultural place', seminar & event house, for open-air events & events, cultural offerings of all kinds (gallery / museum / art school / studios etc.)

-also for concerts and life events, e.g. with over 1,000 visitors in the spacious inner courtyard of the estate, combined with directly adjacent halls and changing areas that can be reached at ground level.

Also worth mentioning is the attractively designed ballroom in the former estate manager's house, which is furnished with wooden parquet and in a historical ambience and has approx. Find 120 guests, but also 300 people for events...

MORE space is provided by the halls of the vis-a-vis 'field horse house' with ground-level access from the inner courtyard and outdoor area as well as the largest event and meeting room in the entire area in the attic of the building!

A small highlight in terms of gastronomic and tourist offerings is the 'Dubenhus' (Pigeon House), a 2-story half-timbered building used/furnished as a cafe/bistro in the courtyard of this unique complex.

Depending on the season and needs, fiakers (horse-drawn carriages) are/were available here to take guests to the nearby lakes and sights. These include, among others, the castles Vollrathsruhe & Zettemin, Schloßhotel Schorssow near Malchiner See, Schlitz Castle (castle hotel in the neighboring ridge), as well as the Basedow estate with catering and tourist offerings, Kummerow Castle in the town of the same name (= one of the leading German private photo museums, with Lenne -Park directly on Lake Kummerow).

Also worth mentioning are Dargun Monastery, Demmin House (700-year-old fortress at the confluence of the Tollense & Peene), Klempenow Castle (the oldest half-timbered house in the country, with a cultural program, directly on the T. River), and - near the estate - the Ulrichshusen moated castle, a fantastically beautiful ensemble with an estate village, moated castle, park, lake and a large 'concert barn' inaugurated in 1999 by Sir Jehudi Menuhin'!

8 Buildings of various characteristics, sizes and construction (+ 3 plot areas, including on a lake) allow the following uses:

1) Estate manager's house: white exterior plastered, 3-part building with 3 floors, approx. 1,500 square meters of living and usable space, with a large event hall, with offices, 2 units for private living, guest house (with 10 modernly furnished apartments/holidays), as well as an area for sauna & wellness in the basement and other communal areas such as stairwells, hallways, sanitary facilities (plus cloakrooms, cold room & storage rooms).

2) Storage buildings: brick-faced building with headboard in white cast plaster, 4 floors with a total of approx. 1,200 sqm of usable space, some of which still have original and newer installations (grain mill, grain silos, etc.), good overall condition, with solid wood/stands, intact layers of beams and load-bearing false ceilings.

Original, rural ambience offers the opportunity to integrate everything between biker hostels, hay hostels, studios and galleries as well as other freelance/independent uses on 3 - 4 floors with different ceiling heights (2.50 to 4.50 m)...

The property has a dense gable roof & old crane gate, offers various passages to the directly neighboring stables as well as free access to the inner courtyard of the estate complex or to the cafe house located opposite each other through wide wooden gates...

3) Marstall: one of the most spacious and elaborately designed historic horse stables in the region; A large, central gate opens access to the bright & high foyer, followed by 1 smaller stable wing on the side. 1 saddle chamber, in the rear area of building 1 there is a large, open space throughout, the former main part of the stable.

Side passages to the storage building and 1 staircase to the large, undeveloped attic (here recent static fuses and a completely renewed roof covering, including an illuminated clock tower) indicate the special nature of this object in the high baroque style.

An artist (professor at a well-known art school) has held his summer seminars, painting courses and exhibitions in the attic for decades...

4) ‘Dubenhus’ (Pigeon House): 2-story, square half-timbered building with a field stone base in the inner courtyard of the complex. Here you will find a small island for breaks within this large, historic ensemble. Anyone who is interested in interrupting their work/s in the surrounding buildings or needs nice company (be it from roommates, home visitors or day guests traveling through) can take a break here in the inner courtyard of this structurally unique complex, near the small pond of the courtyard.

The building has all technical facilities (high quality & newer!) equipped to operate as a cafe/bistro.

Important: A room wing located right next door on the ground floor of the storage building serves as a supplementary option for catering in bad weather in a closed room, supplemented by storage areas and cooling capacities...

In the previous business operation, a horse-drawn carriage was available (depending on the season and needs) in the yard next to the 'Pigeon House' to drive holiday guests to the nearby lakes and sights of the Müritz region...

5) The 'field horse house': actually an understatement, because this outbuilding of the estate alone has a number of building and usage special features: it is made of field stone masonry with a massive foundation, has external dimensions of xx m long, xx m wide and a height of almost xx m, i.e. with a total of approx. 10,000 cubic meters of converted space on 2 open interior floors, a formerly agricultural property that alone dwarfs the dimensions of some manor houses.

Here, in generously divided, relatively undeveloped interiors, there are various (previous) uses such as offices, guest rooms, workshops, warehouses, production halls, 1 large 'tenne' (passage with large wooden gates on the front) as well as other areas such as hallways, staircases and side rooms.

Reference should be made to the planned use, also available on a lease basis, as a culture and event room on the ground floor as well as the huge, unbuilt (unbuilt) attic with a stable supporting structure, which in its kind is one of the largest meeting and event rooms of its kind in the entire region should represent.

6) The wheelwrighting: another, former farm building of the former estate complex is directly adjacent to the outer wall of the park (one of the most beautiful dendrological parks in Germany).

Here you can find approx. 1,250 square meters of usable space at ground level, high and bright rooms accessible through gable-side doors and gates, which can be used by all trades that require space, be it in the commercial and technical areas or in the freelance sector.

An inquiry to the responsible building authority must clarify whether private living is permitted here - however, in the immediate vicinity there are purely residential buildings (one of which may be available for additional purchase), some from the 'resettlement' of the last decades, towards the adjacent village center...

Structural special features are: field stone walls, good structural condition, very quiet location, direct access to the inner courtyard of the estate, 1 smaller extension, dry rooms & usable areas.

7 & 8) Two more outbuildings can be found on the property on the outside of the estate - this is 1 former residential building or 1 flat shed that was used for agricultural equipment and other storage purposes. As part of the concert series held in the Blücherhof in the 2023 summer season (= 9 events with several thousand participants!) the meadows and pastures here were used as parking spaces.

Further considerations and planning must show whether dismantling the shed including upgrading the other building, for example as a supplementary residential building for roommates, employees or co-organizers of the facility's cultural program, is advisable...

9) 1 smaller, neighborhood Natural plot with approx. 1,000 sqm of space invites use as a garden or pasture.

10) As a special feature of the entire ensemble, that would be approx. 2.4 hectare natural plot with forest portion, to be mentioned directly on the 'Deep Lake' opposite the estate. Depending on the usage concept of the estate, the features could be: somewhat remote location, easy accessibility through your own access, trees, small sandy beach/water access as well as the pure size of this large natural property (included in the purchase price), for example as an area for 'mobile living' (if applicable. parking space for tipi, tiny house, construction trailer & yurt) or as a camp/tent camp for young people as well as additional parking spaces for guests of cultural events or. Use concerts etc!

11) Burden, but-not-least!   (Modern Training Center / Co-Working Space / Car Sharing Station / ?!)

Finally, another opportunity to turn this unique & spacious property into a completely unmistakable ensemble for living, living and working that is geared towards your own wishes and needs is (in the area of the former estate complex, more precisely: on the foundations of a large stable building that burned down) a NEW BUILDING with several hundred square meters of floor space to erect.

After preliminary inquiries to the responsible building authority, one would think, for example, of the construction of a building with a very modern exterior, for example a glass cube with partial wooden segments or colored facade parts, possibly with a flat roof, viewing platform or surrounding terrace, which contrasts the neighboring, historical building structure and at the same time with the latest IT - & event technology as well as an independent architectural appearance...
