An ancient stone house for sale within walking distance (15 minutes) to the historical center of Kotor. The house is located right on the first line of the picturesque Bay of Kotor, its main facade faces the sea. There is a parking lot for 2 cars in front of the house, which can be expanded to include an adjacent yard if desired. The house also has a terrace with a covered veranda and a kitchen for the restaurant, located on the ground floor of the house. There are two orange trees in the yard. The house is three stories tall with an attic. The total area of the house is about 300 sq.m., the plot is 291 sq.m. The ground floor used to be a restaurant, the kitchen is equipped with everything necessary to serve the customers of a full-fledged restaurant. The upper floors are accessible by an external stone staircase. The most promising use of the house in this case will be a boutique hotel. The location of the house has an advantageous geographical location, as it is located near 3 airports (Dubrovnik, Podgorica and Tivat). In the city itself, absolutely all the infrastructure necessary for a long life has been formed: there are shops, pharmacies, high-status restaurants and numerous cheap cafes. And right next to the city walls there is one of the most famous coastal food markets, which presents a huge assortment of meat, fish, vegetables and fruits, dairy products produced directly in Montenegro. The Kotor region is included in the UNESCO World Heritage List and includes the inland Bay of Kotor (across the Verige Strait) with surrounding mountains, as well as the cities of Risan and Perast. The islands of Sveti George and Gospa o' Skrpiel also belong to the world heritage.
