Black Sands Oasis is a premium residential development within Nuanu Creative City, occupying approximately 1.5 hectares in a landscaped tropical setting. The project is positioned around 700 metres from the ocean and combines Desert Modernism architecture with Moroccan and dune-inspired influences.
The development includes 20 studios alongside 83 private villas and 8 penthouses. Its architecture is characterised by textured facades, sandy tones and carefully designed interiors. While the villas feature 6-metre-high ceilings, the studios have approximately 3.5-metre-high ceilings, creating a greater sense of volume within the more compact layout.
Residents have access to the wider Nuanu City ecosystem, including restaurants, cafés, educational facilities, wellness spaces and parks. Black Sands Oasis itself features a restaurant serving Middle Eastern cuisine, reception, reflection pool, gardens, parking and direct access to Aurora Park.
Black Sands Oasis is suitable for both personal residence and rental investment, with projected rental returns of 10–15% annually and projected ROI of approximately 10.5–17.8%, depending on the unit and investment assumptions.
Residences are offered on a 35-year leasehold with a 20-year extension structure, with staged payment plans available throughout construction. Construction began in 2026, with apartment handover targeted for April 2028 and villa handover for October 2028.
The Studio is located within the main building and provides an efficient, fully furnished layout suited to individual living, couples or rental accommodation. Each studio features a panoramic window, kitchen and open-plan living and sleeping area.
The studios range from approximately 31–36 m², with 1 bedroom and 1 bathroom. The compact format makes this one of the more accessible options within the development, with prices starting from approximately USD 115,400.
